Job Description: Resident Superintendent (Live-In)
Position Summary
We are seeking a reliable and skilled Resident Superintendent to oversee the daily maintenance and operational integrity of our apartment building. This is a live-in position designed for a professional who maintains primary employment elsewhere but can commit to morning, evening, and weekend building oversight. The successful candidate will ensure a clean, safe, and well-functioning environment for all residents in exchange for residential accommodation including utilities.
Key Responsibilities
· Facility Maintenance & Upkeep
o Perform daily cleaning of all common areas, including lobbies, hallways, and stairwells.
o Maintain the exterior perimeter, ensuring sidewalks are free of debris, litter, and hazards.
o Execute seasonal tasks, including snow removal, ice remediation, landscaping, leaf clearance and decorating,
o Daily monitoring of boiler electrical and plumbing systems to ensure peak operational efficiency, safety and regulatory compliance.
o Inspect roof and parapet and brick face for structural integrity, specifically identifying loose brick and decaying mortar, failing sealant.
o Inspecting scuppers, gutters and down spouts for debris buildup and identifying areas of ponding on roof.
· Waste & Recycling Management
o Coordinate the timely collection and curbside placement of garbage and recycling according to municipal schedules.
o Ensure the refuse area remains organized, sanitized, and compliant with local health and fire codes.
· Technical Repairs & Unit Turnovers
o Diagnose and perform minor plumbing, electrical, and carpentry repairs (e.g., clearing drains, replacing fixtures, repairing drywall).
o Complete exit walk-through when an apartment becomes vacant.
o Conduct “make-ready” tasks for vacant units, including painting, deep cleaning, and minor hardware upgrades to prepare for new occupancy, including installing blinds and managing keys.
· Emergency Response & Security
o Serve as the primary on-site contact for after-hours building emergencies (e.g., leaks, lockouts, or heating failures).
o Monitor building security, including security cameras, ensuring all entry points are functional and common area lighting is operational.
o Coordinate and oversee specialized third-party contractors for all repairs or inspections.
· Tenant & Management Relations
o Provide professional and courteous communication to residents regarding maintenance requests.
o Report significant building issues or lease violations to Property Management in a timely manner.
o Communicate systemwide outages to tenants in real time.
Qualifications
· Technical Proficiency: Proven “handyman” experience with a solid understanding of basic building systems like plumbing and electrical.
· Time Management: Ability to balance building responsibilities effectively with an outside full-time career.
· Physical Requirements: Ability to lift heavy objects, climb ladders, and work in varying weather conditions.
· Reliability: Must be highly organized, self-motivated, and possess a strong sense of ownership over the property’s condition.
Compensation & Benefits
· On-site apartment and private backyard provided.
· Utilities included.
· Monthly stipend (Part-time: $40 per hour) plus hourly rate for projects exceeding standard maintenance duties, depending on scope of work.
